Understanding your Seller Disclosure

Under Queensland law, you as a vendor are required complete a Form 2 – Seller’s Disclosure Notice before a contract of sale is signed. This document outlines important information that may affect a buyer’s decision to purchase the property and its potential future use. It’s a standardised form containing a series of questions that can only be answered by the vendor.

Information disclosed in a Form 2 includes property details such as titles and encumbrances, residential tenancy agreements, land use and environmental protection, swimming pool certification, and rates and water charges.
