Does your insurance
match your property value?

Knowing the value of your property is always an important part of the selling process, but did you know that you don’t need to be considering selling to get a property appraisal? At K&D Properties we encourage our clients to have an annual appraisal for the specific purpose of keeping the right level of insurance for their home.

Make the most of your bedrooms​

When selling your home, every room counts, so give every room a purpose, even that spare room you keep your clothes airer in! And if one of them is an office, make it look office-like. Declutter and pack up those unused things that tend to end up in spare rooms like scooters and boxes, and add a new quilt cover, maybe a nice frame on the wall, and even a rug.

Here are 5 easy ways to make the most of your bedroom count:

  • Always make the bed – and add a scatter cushion and maybe a throw
  • Take down posters and Blu Tack, and if there is a few scuffs, give the walls a wipe down
  • Add a lamp to the bedside table or desk and turn it on
  • Give your curtains, blinds, and ceiling fan a clean
  • Pop the kids toys away – just for the open

…and an extra tip for that room that’s an office:

  • File those loose papers piled up on the desk!

As simple as it sounds, lightbulbs can actually have a big effect on the overall atmosphere of your property. To make your home feel more fresh and ready-to-move-into, take a Sunday morning to inspect and replace your bulbs. You’ll be amazed by the difference brighter and uniform lighting can make.

Lightbulbs to use through your home:

  • For all overhead lights use white-light bulbs
  • Use warm-light bulbs (softer yellow shade) for all lamps
  • Avoid mixing warm and white bulbs in overhead lights
  • For darker family rooms use brighter bulbs and leave these on during the day
  • For darker bedrooms, also include a lamp to change the feel from small to cosy
  • Replace any missing or blown bulbs – inside and outside
  • Don’t forget the bathroom especially if it has a light/fan/heater combo

It’s exciting to have finally made the decision to sell and the very first thing you will want to do is to start packing! We recommend focussing your packing enthusiasm on some strategic targets that will not only satisfy your need to get the moving ball rolling but will also have a positive effect on the sale of your home.

Here are the top five things to pack away when selling your home:

  • Clear the fridge – remove fridge magnets, photos, drawings, reminders, and shopping lists
  • Kitchen appliances from the benchtop – even if you love your waffles keep your kitchen about the big 3: the fridge, the oven and stove, and the sink
  • Shoes – grab all those shoes that are here and there and pack them up
  • Big toys – bikes, gym balls, scooters, gym equipment, or even busy craft and hobby tables
