Many homeowners wait until they’re just about ready to list before seeking advice from a real estate agent, but that’s often when options become limited. An early conversation gives better opportunities for informed decisions, spreading costs over time, and focusing on the improvements that will genuinely add value.
“The best help we can give is letting our clients know what they don’t need to spend their money on.”
And one of the most overlooked pieces of advice a potential seller can get from their agent, is what not to spend their money and time on. Some homes are beautifully presented and need very little attention. Others may benefit from a few simple improvements that owners no longer notice because they’ve lived with them for so long. An experienced set of eyes can often identify the small details that make a meaningful difference to buyers. Just as importantly a strong understanding of the market can mean avoiding spending time and money on things that won’t improve your sale result.
As well as recommending what needs to be done (or not done), forward planning can have a surprisingly large impact on some less obvious things. Take something as simple as garden maintenance. A hedge trimmed a week before photography can look sparse and freshly cut. The same hedge trimmed a few months earlier will appear lush, established and far more appealing when the property goes to market. Small decisions made well in advance often produce the best results.
