What is a
timed sale?
What’s a Timed Sale? When you make an offer for a property under a private treaty and someone else places a higher offer, we can tell you that your offer hasn’t been accepted, but we can’t tell you how much more you should consider to be successful. This is frustrating for the buyer, for the seller, and for the agent. A property listed as a Timed Sale is handled differently.
Using a real-time online platform, a Timed Sale allows you to place your offer, see other offers placed that may exceed yours, and then place an updated offer. This might sound like an auction, and in some ways it is, but a Timed Sale doesn’t require a buyer to purchase under the traditionally more stringent auction requirements. Your Timed Sale offer can be made with conditions such as subject-to-finance, and building-and-pest, and you have your statuary cooling off period. In a Timed Sale process, the terms and conditions you require as a buyer are only visible to you and K&D Properties. This process then enables us to communicate and work with genuine buyers, to ensure their offer has the best possibility of securing the property, and gives greater avenues for higher offers and outcome.
Participating in a Timed Sale is done by a simple online registration process, that we are happy to help your buyers through. Once registered, buyer’s are notified about any updates including a new offer or a change in the campaign. And if it isn’t the right time right now for you to place an offer, registering your interest also allows you to see how the sale unfolds. You can stay involved anywhere you have an internet connection, and hosted online by Realtair, a Timed Sale it is transparent, trustworthy, and secure.

Process of a timed sale
“A Timed Auction is like an auction on the day but not as intimidating – buyers are less nervous. Bidders can be at home with the comfort of their friends and family to support them with bids and making decisions.”
- Register to bid using the QR Code or URL provided by the K&D Properties. From here, register for a free Realtair account to participate.
- Discover current bids in place for the property so you can plan your own best bid.
- Bids are received during nominated time period provided with the listing. Bids are placed with buyers preferred conditions such as finance or building and pest.
- Bids or offers received in the last five minutes will reset the time period timer for an additional 5 minute period to allow counter bids.
- Once timer reaches zero, no more bids or offers can be place. We submit all offers, including the highest offer is submitted to seller.
- Seller chooses to accept the offer and offer conditions.
- Successful offer signs contract with buyers nominated conditions with guidance from K&D Properties, and deposit is paid.
